Why ownership structure, records and timing deserve as much attention as the property itself.
Ownership shapes the outcome
How a property is owned (personally, jointly or through a company) shapes the tax on income and gains, and what happens to it on death.
Joint tenants or tenants in common
For joint owners, the difference between holding as joint tenants and as tenants in common determines whether a share passes automatically to the other owner or according to a will.
Reporting a gain within 60 days
Gains on UK residential property generally have to be reported and any capital gains tax paid within 60 days of completion, so disposals need planning in advance.
Keep the records
Purchase costs, improvement works and professional fees can all matter when a gain is calculated. Keeping them together, from the start, saves time and can reduce the tax due.
